This new community of 22 luxury three- to four-bedroom condominium homes showcases northwest contemporary architecture and sleek interior finishes. This blank site with strict city parameters, height limitations and zoning setbacks was transformed into a four-story stacked-flat style development.

Featuring bright, open floor plans with large outdoor living spaces, the homes are primarily single-level or with a guest bedroom on the lower floor. Each of the four buildings offers residents a private two-car garage on the first floor with stair or elevator access to the homes. Metal and wood roof trellis’ wrap the parapet creating striking shade structures for the top floor decks.

Residences are located at the building corners, while the central vertical circulation is located at the core of the building, accented in cool cream and framed by a wood-clad cube with large, punched window openings. Brick at the base grounds the building to create a seamless transition to the pedestrian streetscape.

Full-width outdoor living spaces located at the top floor allow the building mass to step back 10 feet and meet the height restrictions on this level. The flats provide a variety of plan types, including one- and two-story units, with double-height living spaces and spacious decks.

The outdoor spaces are a nice solution to the constraints of the design.
