The Tribeca is a 13-story, 99-unit residential building in northeast Washington, D.C., adjacent to the NoMa-Gallaudet U New York Ave Metro Station.
Situated between New York Avenue NE and N Street NE, the geometry of the site presented a unique challenge, but ultimately the design successfully maximized unit density on the deep, yet narrow, lot. Amenities include a fitness room, yoga studio, sky lounge/club room, landscaped rooftop terraces and a rain garden.
The Tribeca is part of an initial wave of new developments in the area. Although New York Avenue is currently a six-lane road primarily used for commuting, the architects see a future where the neighborhood enjoys a livelier streetscape. To that end, although the building faces N Street, the design presents a fully articulated masonry façade on New York Avenue with a second entrance and lobby.
Addressing noise concerns, the New York Avenue side of the Tribeca features recessed, protected balconies to provide a buffer from the busy road while also adding texture to the façade. The façade facing N Street is more playful, with alternating protruding balconies and pops of color that add to the existing vibrancy of the block.
