This transitional mountain home, located on 2 acres inthe prestigious Victory Ranch gated community just outside of Park City, Utah, is displayed in a lot named “Skyline Lot” due to its predominantly high topography and its high visibility to the surrounding community. Along with the beauty of the panoramic views of the valley and Provo River, however, comes the difficulty of building within a height limitation of only 18 feet. This challenge was addressed to maximize the landscape views, indoor/outdoor living, and fit in the programmatic needs of the clients by adding a lower basement level with terracing daylights.

The main entrance is accentuated by a floating stair atrium enclosed by a modern glass connector that draws one’s eye to the double-height space and the views to the valley. This connector also is a physical separation between the entertainment/social spaces and the bedrooms, as this was a priority to the clients. The use of a basement also creates a more dynamic two-story façade that opens up to outdoor living spaces, such as like patios, sunken fire pit areas, spa, and the rear yard where one can look back and see the beauty of this unique skyline lot.
