Hartness, a 449-acre tract, sits in the foothills of the Blue Ridge mountains near downtown Greenville, S.C. It is a traditional neighborhood development, emphasizing community connection, walkability and abundant green space. It incorporates New Urbanism-inspired memorable building designs, a resilient town center, and a haven for pedestrians.

There are currently 99 occupied homes, 31 custom homes and 48 spec homes under construction, though Hartness is entitled for 750 residential units. Each house, of all sizes, supports the urbanistic goals of the site, adding to the fabric of the civic realm, by shaping the public forum. Each façade is sited carefully and addresses the street with purpose.

Hartness features a “Grand Lawn,” 15 miles of trails, and natural amenities such as ponds, streams and parks. Importantly, the plan protects 180 acres for natural preserve. Programming includes a resort-style pool, boat launch and fishing dock, dog park, clubhouse, dog park, hotel and organic farm. The design team even conceived of mail kiosks being a wonderful neighborhood “collision” place, just as important as the cafes and shops.

The 449-acre tract is a legacy project for the Hartness family; therefore, the team holds a great responsibility to celebrate their family name through the power of design.

This community features great green spaces, including stunning central courtyard spaces, and plenty of amenities, such as an open park, basketball/tennis court, pavilion and sandlot, with additional ones planned.
