The Kingfield site was originally approved to be the third phase of a suburban office park, but with vacancy rates at 20 percent in that market, the owners sold the site for residential use. The entry to the site through the office park posed a challenge; the developer negotiated the right to landscape and redesign the boulevard, planting 600 feet of mature hedging and street trees.

Amenities are a 4,400 sf clubhouse with clubroom, theater, fitness center, pool and hot tub, as well as a half-mile private walking trail through the site’s conservation areas and ponds.  The homes vary from 28 to 37 feet in width, and are wide enough to offer a streetscape of porches, bay windows and landscaping, and not just garage doors. All driveways and walks are red brick, patios are flagstone, and gardens are screened with soft landscaping for privacy. Kingfield has a pleasant streetscape rhythm and verdant private gardens.

This is executed very well with good architecture, detailing, and a really good streetscape.
