Design Statement | The first offering of this complex is designed for flexibility, allowing it to be plotted on multiple parcels in multiple communities. The 1.8-acre site accommodates 55 homes, for a density of 30.6 homes per acre.

Starting in the mid-$400,000 range in Irvine, this community — which faces a park and recreation center — delivers home ownership to entry-level buyers, while appealing equally to those downsizing and seeking the ease of a lock-and-leave lifestyle. Flats range in size from 654 to 1,555 sf in one-, two, and three-bedroom configurations, with private one- and two-car garages. Each home also has a dedicated stand-alone storage unit. The proof of the design concept is in the market: the community sold out in just over three months.

Judges’ Comments | The project has a good balance of tradeoffs for attainability. It integrates nice outdoor spaces for this type of unit.
