Situated within a dense urban setting in Playa Vista, Calif., with a limited site area, this Best in American Living Platinum Award-winning community makes an ideal laboratory for reinventing the fundamentals of shelter.

Departing from the characteristics of conventional three-story residences, these living spaces are configured to maximize outdoor-living opportunities while protecting sight lines and maintaining privacy.

The challenge was to design homes that provide usable outdoor areas on efficient, high-density, detached lots that are largely consumed by the building footprint.

The design includes usable patio spaces at the ground level, a cantilever at the second floor master suite, and an expansive roof deck at the third floor.

The home provides casual, outdoor family living opportunities within a planned-community setting that feels metropolitan.

Judges’ Comments | fantastic; nice courtyard; so sophisticated with the outdoor living area in the front; nice; crisp piece of architecture; well-massed; well-detailed, for example, the second-floor recessed doors with lighting; how features align; grill and lighting; unusual and inviting; touch of wood on front elevation adds warmth; relationship between front outdoor space and large windows is fantastic; the metal panel (on front elevation) is so sophisticated.
