Summer House is a 35-unit California community of flats over a podium that was built on a steeply sloping site, from a street down to a lagoon, with the street frontage resembling single-family homes.
The community attracts move-up and second-home purchasers seeking coastal living, within walking distance to the nearby village of Carlsbad.
Community amenities include a pool, spa and fitness facilities.
Each building has an elevator that services one or two units per floor as the units step down the slope in four levels.
The highest units are built over a 70-vehicle parking garage that is recessed into the hillside.
BALA judges noted the “great architectural integration and very successful in what it does with the site and topography.”
