One Uptown is designed to emulate the vibrant and dynamic spirit of the Uptown neighborhood, which is at the heart of the economic engine that drives Dallas forward. It is an innovative and exquisite solution for an area that will not only shape the City of Dallas, but be an example of an urban community implementing and cultivating successful design.

This first class 20-story mixed use building boasts 198 spacious, energy efficient apartments and an 18,500 square feet space dedicated to retail and two restaurants along with a 475-car underground parking garage that plunges 6-stories underground. One Uptown faced the challenge of an oddly shaped, unusually tight site. This required a unique solution – one that resulted in a distinctly striking residential tower. The parallelogram angle on the corner of McKinney Avenue and Routh Street allowed the architects to off-set the hard angles of the tract by implementing a curvy, clean exterior.

Glass, concrete and metal were used throughout the entire design to construct the modern, wavy building. Elegantly distinguished by its curved facade and floor-to-ceiling glass, the unique rippling gives it a sense of movement and vibration. The contrasting white balconies jut out to further extend visual impact and add a nuanced flare to the streets of uptown.

Designing a multifamily project in Dallas means adhering to comprehensive green building standards for both new residential and commercial construction. Dallas is one of the first major cities in the nation to pass these standards, so it was important to the architects to keep those values in mind when conceptualizing One Uptown.

The design and construction team utilized SunGuard Advanced architectural insulating glass to help significantly cut energy use and provide an attractive and durable exterior. With a crystal gray glass coating and the help of roll down solar shades, residents can establish cooler room temperatures while allowing natural light to filter into each unit with an unobstructed view. At night, LED lighting provides soft white illumination along the building exterior, providing maximum efficiency and street level engagement.

Variable Refrigerant Flow ductless HVAC systems were also incorporated throughout the project. Energy savings of up to 55% are predicted over comparable unitary equipment. This also results in greater control of the building’s interior temperature by the building’s occupants.

With one of the highest walking scores, the location is a walker’s paradise and provides culture, entertainment, dining and shopping within a few steps of the lobby doors. On street level, residents can access the adjacent Whole Foods, four dog parks, and the Katy Trail to accommodate the most active lifestyles. Other hot spots are just a trolley ride away. The newly expanded McKinney trolley extends to various cultural, shopping and nightlife venues.

One Uptown offers Dallas’ highest private rooftop pool and a 9,000-square-foot Sky Lounge, exclusively for residents, paired with outdoor cabanas for relaxation, along with fire pits and grilling stations all surrounded by an unprecedented 360-degree view of the city. A second floor relaxation pool featuring a glass bottom is open to retail patrons and features an outdoor club deck and full-service bar overlooking the bustling corner.

Two lavish hospitality suites are available for visitors and out-of-town guests as well as a 24 hour concierge, a state-of-the-art fitness center, keyless unit entry, valet dry cleaning, a 2nd floor dog park with pet washing stations and valet parking for residents and retail guests.

The One Uptown project represents the highest and best use for the Dallas Uptown urban neighborhood in terms of density, walkability, mixed-use and response to the ever changing demographics and resident demands in the most vibrant market in the country. The project truly maximizes the full potential of the site from a lot coverage and floor area ratio standpoint represented in its density all the while respecting the natural symmetry of the site, streetscape and surrounding neighborhood through modern elegant architecture.
