Mill Creek reimagined the former 110-year-old Butler Brothers warehouse into 366 luxury residences, repurposing its original features within the residential structure as rustic reminders of its industrial past. The uniquely designed Modera Lofts, originally constructed in 1905, is the last “post-and-beam” facility of its kind in Tristate area. The 500,000 square foot building stands on its original wood timber beams, sturdy and stout, which are prominently interlaced throughout the building and some of its residences. Workers had to sandblast the brick walls and wooden beams, later sanding the columns by hand.
Design features gracefully reference the building’s historical past. These include two-foot thick original exposed brick walls, fire spools, ladders, more than 40 refurbished original steel emergency doors and 1,200 handcrafted windows. Other features such as metal vent guards and 100-year old brass elevator gears have been intricately repurposed throughout the building’s amenity spaces and common areas as elegant design elements, and are accented by Cube3 Studio interior décor. As part of extensive and carefully thought out renovations to preserve the historical character of the building, Mill Creek completely replaced the roof, the facade was repointed, and masons enlarged the brick openings for all 1,200 windows.
The building features multiple artist studios, as well as an adjoined 3,500-square-foot public gallery to serve the local artist community. Additional amenities include a 2,000 square foot clubhouse and a 14,000 square foot rooftop deck The units include a One-of-a-kind studio and 1-,2-, and 3- bedroom loft-style apartment homes with industrial-chic polished concrete floors throughout, large treated windows with roller shades, contemporary kitchens with chef islands, quartz counter tops and high-gloss European white cabinetry, under-cabinet lighting, stainless steel, energy efficient appliances, and moveable islands.
